Tree Roots in a Sewer Line: How They Get In and How They Come Out
A drain that backs up every spring is rarely a drain problem. It is usually a root problem on a schedule.
Roots do not break into a sewer line. They find one that is already leaking. Warm, nutrient-rich vapour escapes through a hairline crack or an open joint, a root tip follows the moisture gradient to the source, and something the width of a human hair slips through the gap. Inside the pipe it hits an unlimited water and nutrient supply and grows into a mass that catches everything the household flushes.
That is why clearing the blockage never ends the problem. The opening is still there and the root system is still alive. If you have cleared the same line twice, the useful next step is to book a camera inspection in Surrey and find out what the pipe actually looks like, because the repair decision depends entirely on the condition of the host pipe.
Which Pipes Roots Get Into

Surrey covers a lot of ground and a lot of build eras, from mature postwar streets to subdivisions finished last year. Neighbourhoods with big established trees and older laterals are where this shows up most, and the species matter: willow, poplar, birch and silver maple are aggressive water seekers with root spread far wider than their canopy.
Warning Signs, in the Order They Usually Appear
- One fixture slows down. Easy to write off as a local clog.
- Gurgling. A toilet burbles when the washing machine drains, or a floor drain makes noise when a tub empties. That is air being displaced past a partial obstruction downstream.
- Multiple fixtures slow at once. The problem is no longer local. It is in the shared line everything drains into.
- Backup at the lowest fixture. Basement floor drain, laundry sink or lowest shower. Wastewater takes the first available exit and that is it.
- A recurring calendar. Every spring, every 12 to 18 months, always around the same time. Root growth is seasonal and this pattern is close to diagnostic on its own.
- Outdoor clues.A sewage smell in the yard, a patch of lawn greener and faster growing than everything around it, or a soft depression along the line's route.

Diagnosis Before Repair
A camera survey answers the three questions that decide everything downstream of it.
What is the pipe made of, and what condition is it in?
Sound clay with root intrusion at one joint is a different job from a line that has cracked, offset or partially collapsed.
Where exactly is the defect?
A locator transmits from the camera head so the position and depth can be marked on the surface. Without that, any excavation is guesswork.
Whose section is it on?
A Surrey property's sanitary service runs from the building, past an inspection chamber, out to the City main. Where the fault sits relative to that chamber decides who is responsible for it.
Get the footage.Ask for a copy of the camera recording and the locate marks, and keep them. If the line is later repaired, lined or replaced, that before-and-after record is what proves the work was needed and what was done. It is also what you hand a buyer's inspector.
The Repair Options
Mechanical cutting
A cable machine with a cutting head shears the root mass out of the pipe. Fast, effective, and the right first move when a house is backed up. It clears the obstruction and buys time. It does not close the opening the roots came through, so the clock restarts immediately.
Hydro jetting
High pressure water with a root-cutting nozzle scours the full pipe diameter rather than punching a channel through the middle of the blockage. It removes the root mass along with the grease and scale that built up behind it, which is why a jetted line stays clear far longer than a rodded one. Not appropriate for a pipe that the camera shows is already structurally compromised.
Trenchless lining
A resin-saturated liner is pulled or inverted into the existing pipe and cured in place, creating a continuous jointless pipe inside the old one. Joints disappear, so root entry points disappear with them. Requires a host pipe that is still round and continuous enough to line, which is what the camera survey determines.
Spot repair or full replacement
Where a section has collapsed, offset badly or lost its grade, excavation and replacement in modern pipe is the durable answer. Sometimes a single dig at one defect is enough. Where the whole line is at end of life, replacing it once beats paying for a clearing every 18 months forever.
Keeping It From Coming Back
- Know where your line runs before you plant anything. A locate takes minutes and the information lasts as long as you own the house.
- Keep aggressive species away from it. Willow, poplar, birch and silver maple are the usual offenders. Root spread commonly exceeds the width of the canopy.
- Schedule maintenance instead of emergencies if you have a known root-prone line and are not ready to replace it. A planned annual clearing is cheaper and drier than an unplanned one.
- Do not put grease down the kitchen drain. Roots catch solids, and grease is the binder that turns a strand of roots into a plug.
- Camera the line before you buy a house with mature trees and an older lateral. It is a small cost against a very large one.

Common Questions
Do chemical root killers work?
Foaming root treatments can slow regrowth inside a pipe, and they are a maintenance product rather than a repair. They do not remove an established mass, they do not close the entry point, and pesticide products are regulated in Canada, so read the label and follow it. Treat them as a way to stretch the interval between cleanings, not as a solution.
The tree is on City property. Who pays?
Responsibility generally follows the pipe, not the tree. The portion of the sanitary service on private property is normally the owner's, and the City's portion is the City's. A camera survey with a locate is what establishes where the defect actually sits, which is why that record matters before any conversation about cost.
Will removing the tree fix it?
Not on its own. The damaged joint or crack is still open, and other roots in the area will find it. Removing an aggressive tree directly over a line is worth doing as prevention, but the pipe still needs repairing.
How often should a root-prone line be cleaned?
Set the interval from the camera evidence and your own history. If the line backed up at 14 months, schedule at 12. Once you are on a maintenance schedule, the useful conversation is whether lining or replacing costs less over five years than repeat clearings.
